     Real estate advertising can be a confusing process.  You hear so many different approaches and ultimately ask yourself, which one's ACTUALLY work?  We have found through practical approach, education, seminars, and trial & error what actually works and what does not.  As professional Realtors we have to make a decision on how we will run our business.  As you may or may not know we are all independent contractors for which ever company we choose to associate ourselves with.  When it comes to Selling your home, one of our business decisions is how we will budget the advertising campaign of your home.  We can do what seems to make everyone happy but get very little results or we can DO WHAT WORKS!  We hope you find this page helpful in starting to understand Real Estate Advertising.

     These above are just a few of the things that we do to get your home sold.  Throughout the years we have learned that we do so much that is impossible to go over every aspect of the real estate advertising process.  But lets go over a little more in an attempt to clarify this topic a little more.  

    
Scenario # 1:
You live in Livonia Michigan and need to sell your home (real estate).  We need to look at what marketing plan would be most effective for your Livonia real estate.  Of course a sign would go up, the best feature sheets would be out front, your home would go on our MLS, direct local mailings go out to your neighbors, local handouts door to door, your home would go on a ton of web sites, that's just the beginning of our overall package.
1)  Now the big question is, who is going to buy my Livonia home & where are 
they  typically comming from? 
2)  Is my Real Estate agent advertising to where the buyers for my home are, or just my  neighborhood.

Whether you live in Livonia, Northville, Farmington, Westland, Garden City, Novi, Commerce, South Lyon, Milford, Canton, Plymouth, Etc.  This strategy works absolutely wonderful.  We are advertisers in 3 grocery stores located in Garden City, Westland, & Farmington in which an average of 42,000 -- 50,000 people shop with us a week.  We have sold homes in neighborhoods in Livonia, Northville, Garden City, Farmington, Westland, Novi, Commerce, South Lyon, Milford, Canton, Plymouth, Etc. from a simple call from a person shopping at one of our stores 15 miles away from where they are looking to move.  I can't tell you how many times we have sold homes in Garden City and helped them purchase homes from Livonia to Brighton and every city in between.

Another success story
We just listed a home in Northville and went over this marketing plan.  The homeowners loved this approach and really had the feeling the home buyers for their home would come from Dearborn.  The homeowners were very persistant on this and convinced me to allocate more resources to this neighborhood in search of a buyer.  We did, and it took almost 4 months but did find a buyer who bought their Northville home.  The Home selling process is a team effort and we do not ignore the strong feelings of our clients.
